Believe it or not but it is so good to see! House parties are not rare, but they are not common, either.
Some ideas - you can just ignore this stupid blabbering or if you are really interested:
Try to set a date far enough in the future so people can plan. Network on chat, email and attend some get togethers, meet and greats, so people get to know you as a good person to hang out with. For example, we will join, when we see some names already joining we already know - and trust. Set some house rules in your post. Most - especially couples - would have a house of their own. So why should they go to your house? So "having a house" is not inviting enough. So set some rules and a story to tell why it is great to join your party. Maybe, set some age groups up - the most experienced swingers would be a bit older and would not necessary want to join a kinder club. I don't mean anything bad but your first post just sound that you are just "a fishing single guy" and not really serious on a good house party.
